If you are buying a house, the most important decision you make might be to select a real estate agent. A good real estate agent will help ensure that homes that satisfy all your requirements are alerted to you. A good agent can also answer your questions and direct you through the purchase process, which for first-time homebuyers is an invaluable service. Despite all this, in a totally haphazard manner, most buyers select their agent, literally falling into a partnership with the first real estate agent they meet. our Ontario office has some nice tips on this. A much better way is to do some sleuthing to find the agent who is really going to help you find the perfect house. The right specialist can be found by:
1) Candidates interviewed. It can sound like a lot of work, but it will easily show you-agents you respond best to and which ones appear to provide the best service by comparing various real estate agents from different agencies. Interviews also allow you to evaluate a good real estate agent ‘s background, education, and other important factors.
2) Credentials and sales verification. Look for a real estate agent with some experience and long enough to have expertise in the field, who has been on the job. Ideally, you want someone who has been working in the same region as an agent for years and has an outstanding sales record. You will normally find a few agents in any group who do very well because they know what they are doing and are excellent at what they do. Look for these agents and check with the State Board of Realtors to ensure that no complaints have been lodged against them.
3) Personalities lined up. It is highly emotional to buy real estate, so finding someone you are compatible with is crucial. Look for a real estate agent that you can genuinely work with. You may feel like your real estate agent is not doing enough for you if your personalities do not fit, and your real estate agent may get upset that you are not placing any offers. Find anyone with you who documents a high degree of comfort and you can prevent these problems.
4) Ensuring that your real estate agent is innovative. Your agent will use the Multiple Listing Service (M.L.S.) to locate homes, but to find homes that meet your needs, he or she can also use their expertise, connexions and experience. You don’t want anyone to be able to literally run simplistic searches that you can run from home.
5) Ensuring that the region is identified by your handler. A real estate agent who knows where you’re looking to buy will help you understand what’s available and what prices are available.
6) Before you enter into a partnership, check customer support. Real estate agents are busy individuals, but they should always be able to provide good service for you. Your phone calls should be answered, your issues should be handled, and when you need to, you should be able to reach your real estate agent. If an assistant is used by your agent, you need to ensure that it is the real estate agent himself who will perform all contract work as well as the closing. That’s what the real estate agent is paying you for. Keep away from agents that appear to be overwhelmed, disorganised, and unable to directly communicate with you. With these kinds of agents, you may find that your home buying experience suffers.
